CDL, Mitsui Fudosan to launch Zyon Grand with prices from S$2,689 psf


[SINGAPORE] City Developments Ltd (CDL) and Mitsui Fudosan will start previews for Zyon Grand on Wednesday (Oct 8), with prices starting from S$2,689 per square foot (psf).

The River Valley project comprises 706 units, ranging from one-bedroom plus study apartments to five-bedroom penthouses, across two 62-storey towers.

It is part of an integrated development that includes restaurants, a supermarket, an early childhood development centre and a 36-storey tower housing long-stay serviced apartments.

Prices start from S$1.298 million, or S$2,738 psf, for a 474 sq ft one-bedroom plus study unit. Two-bedroom units of 538 sq ft start from S$1.468 million, or S$2,729 psf. Three-bedroom units, from 818 sq ft, are priced from S$2.2 million, or S$2,689 psf. Four-bedroom premium units with private lift access, spanning 1,421 sq ft, are priced from S$3.968 million, or S$2,792 psf.

Five-bedroom supreme units with private lift access, spanning 1,819 sq ft, start from S$5.988 million, or S$3,292 psf. These units are located on levels 44 to 61.

One-bedroom, two-bedroom, and three-bedroom units – including study, premium, and deluxe options – make up 83 per cent of all units in the 99-year leasehold development. Meanwhile, four-bedroom and five-bedroom apartments – including study, premium, and supreme options – and penthouses account for the remaining 17 per cent.

Zyon Grand is directly connected to Havelock MRT station on the Thomson-East Coast Line. It is also easily accessible to other parts of Singapore via the Central Expressway and Ayer Rajah Expressway.

Shopping and lifestyle options near the development include Great World City, Tiong Bahru Plaza and the Orchard Road shopping belt. It is also close to Zion Riverside Food Centre, as well as the Robertson Quay and Alexandra neighbourhoods.

Educational institutions in the vicinity include River Valley Primary School, Crescent Girls’ School, Singapore Management University, School of the Arts and Nanyang Academy of Fine Arts.

CDL and Mitsui Fudosan bought the 15,277.9 square metre plot on Zion Road for S$1.1 billion, or S$1,202 psf per plot ratio, in April 2024.

Zyon Grand’s launch adds to the growing momentum in the Core Central Region, where recent projects have seen strong take-up rates, reflecting sustained demand for homes in prime locations.

Earlier in August, nearby projects River Green moved 88 per cent of its 524 units at an average price of S$3,130 psf and Promenade Peak sold 54 per cent of its 596 units at average price of S$2,894 to S$3,343 psf.

Zyon Grand will book sales from Oct 25.
