A QUARTET of freehold conservation shophouses in District 7 have been put up for sale via an expression of interest (EOI) exercise for a guide price of S$37 million.
On Friday (Dec 13), real estate agency Huttons Asia said the properties at 762, 764, 766 and 768 North Bridge Road comprise two storeys, including a mezzanine level, on total land of about 5,765 square feet (sq ft).
Based on their built-up area of 9,473 sq ft, this translates to about S$3,906 per square foot.
The four shophouses are registered under two title deeds and zoned for “commercial” use under the Urban Redevelopment Authority Master Plan 2019. One is approved as a massage-spa establishment.
They are located about 100 m from Sultan Mosque, and are estimated to be within a 10-minute walk to Bugis MRT interchange and Lavender MRT station.
Huttons said buyers may consider extending the second level of these shophouses to potentially increase the outdoor terrace area by about 2,000 sq ft.
Isabel Sim, associate senior marketing director of Huttons, said the properties offer “excellent exposure for businesses” given their prominent frontage and high visibility.
Lee Sze Teck, the agency’s senior director of data analytics, added: “As commercial properties are exempted from the Additional Buyer’s Stamp Duty, it makes them an attractive investment opportunity for both local and foreign buyers looking for potential capital gains in one of Singapore’s most dynamic and sought-after areas.”
The EOI exercise for the four shophouses will close at noon on Jan 10, 2025.
