MCL-Sinar Mas Land JV to launch Nava Grove condo at prices starting from S$1.39 million


MCL LAND and Sinar Mas Land will start previews for their new Pine Grove project, Nava Grove, on Nov 2, with prices starting at S$1.39 million – or S$2,224 per square foot (psf) – for two-bedders sized about 624 square feet (sq ft).

Three-bedroom units, starting from 947 sq ft in size, are priced from S$2.19 million or S$2,310 psf. Four-bedroom units sized from 1,335 sq ft will start at S$2.99 million or S$2,238 psf, while four-bedders with dual-key layouts (1,464 sq ft) are priced from S$3.47 million or S$2,369 psf.

The largest five-bedroom units, at 1,722 sq ft and with private lifts, cost from S$3.99 million or S$2,316 psf.

Located in District 21, the project occupies a site spanning about 270,000 sq ft and will have 552 units across three 24-storey towers.

The MCL-Sinar Mas joint venture won the site in a government land sale (GLS) in November last year, with a bid price of S$692.39 million, or S$1,223 per square foot per plot ratio (psf ppr).

Nava Grove is expected to receive its temporary occupation permit in 2028. The site is surrounded by the Clementi and Dover forests, and is near the private residential enclave of Mount Sinai.

In a press release issued on Thursday (Oct 24), John Simpkins, chief executive officer of MCL Land, said: “By leveraging Sinar Mas Land’s extensive expertise in building innovative and sustainable developments, along with our commitment to high-quality modern living spaces, we have set new benchmarks in harmonising contemporary comforts with nature.”

The launch of Nava Grove comes some 15 months after the project on a site next to it – Pinetree Hill – was launched for sale in July last year at an average price of S$2,460 psf. The Pinetree Hill plot was acquired by UOL and Singapore Land in a GLS tender in June 2022 for S$671.5 million, or S$1,318.27 psf ppr.

Pinetree Hill has 520 units in three 24-storey towers, with units ranging from one- to three-bedders. Based on URA caveat data, the development has sold 71 per cent or 368 units to date, at a median unit price of S$2,452 psf.

Nava Grove will start booking sales on Nov 16.
